A Context-Led Design Response: Two Contemporary Homes on a Sloping Site in Goodleigh

We are pleased to share the completion of two new detached contemporary dwellings in Goodleigh, a project shaped strongly by its challenging yet rewarding site conditions. Set on a sloping plot, the design response was driven by the need to work with the topography while maximising views across the surrounding countryside.

Rather than imposing a conventional layout, the dwellings adopt an reverse living arrangement, with principal living spaces positioned at upper level. This strategy allows the main living, dining and kitchen areas and master bedroom suite to take full advantage of elevated views, increased daylight and a stronger visual connection to the landscape via the large roof terrace.  This approach means that for some occupants, single level living is possible. There are three further bedrooms, bathrooms, utility and integral double garage  located at the entry level. The result is a clear hierarchy of spaces that enhances both outlook and day-to-day living experience.

The architectural language is intentionally restrained, using simple, familiar forms to ensure the buildings sit comfortably within their semi-rural context. Traditional forms and materials with a contemporary twist. Careful consideration was given to massing, proportions and window placement to minimise visual impact while creating well-lit, generous internal spaces and a sense of privacy between the two dwellings.

A key part of the design rationale was the use of ICF, (“insulated concrete formwork”) construction with the Nudura system, selected for its excellent thermal performance, airtightness, integration with waterproofing and structural robustness—particularly beneficial on a sloping site. This approach supports the clean architectural lines while delivering highly energy-efficient homes. (Both achieve an EPC rating of A) Externally, Millboard cladding provides a refined, low-maintenance finish that complements the stone cladding, design and surrounding landscape.

The project was developed and built by Bonds Builders, with the completed homes now set to be marketed by Graham Coton of By Design Homes. We’re proud to see a thoughtful design response successfully realised on a complex site.
